Hawtin secures letting at Rhymney

AIM-listed property development and investment company Hawtin, has let a 15,566 sq ft industrial unit at the Heads of Valley Industrial Estate near Rhymney in South Wales.

The letting to Primacare Ltd – a maker of bespoke rise and recline chairs – is on a seven year lease at a stepped rent rising to £22,000 a year.

The unit at the Heads of the Valley Estate is part of Hawtin’s 1.5 million sq ft portfolio, which is asset managed by Richard Hayward Properties. Letting agents for the Estate are Richard Hayward Properties, Cooke and Arkwright and Parrys Commercial.

At the same time, Richard Hayward Properties (RHP) has also let industrial units in Caernarfon and Llandudno – both held in a privately-owned portfolio under its management.

A three year lease has been agreed with family-run building firm C L Jones Limited for a 3,502 sq ft unit at Cibyn Industrial Estate in Caernarfon, North West Wales, at a rent of £8,750 pa. In addition, Telent Technology has taken a short-term lease on a 10,105 sq ft unit at Llandudno Junction Industrial Estate in North Wales at a rent of £44,000 pa.

Richard Hayward, Chief Executive of Hawtin and Principal at RHP, said of the lettings: “We manage some excellent properties in great locations, which appeal to various tenant types. It has been a challenging time for property owners and businesses, and traditional leasing strategies are not necessarily the best way to secure tenancies. Pro-active asset management is beneficial to both us and our tenants - they get use of the right space for the time they need it and we reduce the number of voids in our portfolio.”
